Rappahannock County Land Sales

There are currently 54 parcels of land for sale in Rappahannock County, 3 under contract and 4 that have sold this year. There's clearly plenty of land available here. Let's see what's sold and what they got for it.

Three out of four of the parcels were in Amissville. One was in Washington. One of the Amissville parcels was 140 acres. It sold for $1,321,160 which works out to approximately $9,436/acre. There was no approved perc site done for this property prior to it being listed for sale. It took 293 days for this property to sell.

The other two Amissville parcels I will treat as one since they were sold to the same person. The two parcels make up a combined 53.6 acres. They sold for a total of $837,500 which works out to $15,625/acre. These parcels sold after 125 days on the market.

It's worth noting that none of the Amissville land is in close proximity to the proposed power line route.

As to why the difference in the quickness of the sale and the per acre price, we can speculate that it was because the two parcels that sold together had already been perced. It may have been that it was priced more attractively to begin with and didn't suffer from the stigma of having been for sale for a long time. But in the end, it may be as simple as the differing values each buyer saw in the property. As I often tell my sellers, pricing is as much art as science!

The property in Washington is 8.4 acres and sold for $240,000. That works out to $28,571 per acre. The Washington address probably added to the perceived value of the land. There was no approved perc site on this property. The lot was mostly open with mountain views.

Why did these lots sell and why are the other 54 languishing? There were three buyers here looking for their perfect piece of land at the right price. How the properties were marketed probably played a role. The price per acre seemed more competitive than ohers. The photographs in the listing were more compelling perhaps.

Whatever the ultimate reasons, there's still plenty of land available in Rappahannock County. Let's see what the three parcels currently under contract sell for!
